Nairobi property checks during the short rains: apartment entrance, drainage and viewing checklist

Nairobi property checks during the rainy season can reveal details that a sunny-day viewing misses. Before you rent or buy, look beyond the finishes and ask how the home, compound and access road handle rain.

For October–December 2026, the Kenya Meteorological Department’s seasonal outlook forecasts above-average rainfall in Nairobi, Kiambu, Kajiado and Machakos, among other counties. A seasonal forecast is a planning guide, not a prediction that every neighbourhood or property will flood. Keep checking official updates as conditions change.

Use the following checklist to make your next viewing more useful and discuss any concerns before you commit.

1. START NAIROBI PROPERTY CHECKS AT THE ENTRANCE

First, look at the route from the main road to the gate. Check for blocked roadside drains, deep potholes and low points where water could collect. Ask the caretaker whether residents have had trouble entering or leaving after heavy rain.

Inside the compound, observe whether the ground slopes towards doorways, parking spaces or the basement ramp. Ask where stormwater drains and who maintains the channels. A clean compound on viewing day cannot tell you its full drainage history.

2. LOOK FOR LEAKS AND DAMP INSIDE THE HOME

Next, inspect ceilings, window edges and the walls behind curtains. Look for water stains, peeling paint, swollen timber and a persistent musty smell. Fresh paint alone does not explain whether an earlier leak was repaired.

Ask when any problem appeared, what caused it and what repair was completed. If a defect concerns you, arrange a qualified building professional’s assessment before proceeding. Photograph visible issues with permission and request a written response.

3. CHECK BALCONIES, ROOFS AND SHARED AREAS

For an apartment, inspect balcony outlets and ask how the building manages roof drainage. Also check stairwells, corridors and shared entrances for signs of water entry. For a house, ask about the last roof and gutter inspection.

View these areas from safe, accessible positions. Ask management to arrange any specialist inspection that requires access to a roof or restricted service area.

4. ASK ABOUT BASEMENT PARKING AND BUILDING SERVICES

Basement parking deserves specific questions. Has water entered before? Are drainage channels maintained? If the building relies on pumps, ask about testing, maintenance and backup power arrangements.

Then ask how residents receive updates when lifts, power or water services are interrupted. Request a clear contact for urgent maintenance. Features listed in a brochure are more useful when you understand how they operate and who looks after them.

5. INCLUDE THE COMMUTE IN YOUR VIEWING

A convenient location should work for your everyday routine. Consider the walking route to public transport, lighting at the gate and the condition of the road to schools, shops or work.

Where practical, revisit after ordinary rainfall when it is safe. You may notice puddles, slippery paths or slow drainage that were not visible earlier. Never enter floodwater or take an unsafe route simply to inspect a property.

6. GET MAINTENANCE ANSWERS IN WRITING

Before renting, agree on how to report defects and clarify who will arrange outstanding repairs. Ask for completion dates and record the home’s condition at handover. Keep photographs and correspondence together.

Before buying, include the building’s maintenance arrangements in your enquiries. Ask about recurring water-entry problems, planned works and shared-area upkeep. Use independent professional advice for technical concerns and have your advocate review the transaction documents.

A QUICK NAIROBI PROPERTY CHECKS CHECKLIST

  • Is the access road usable after rain?
  • Are drains clear around the gate, parking and entrances?
  • Are there visible signs of damp or leaks?
  • What is the history of water entry into the building?
  • Who maintains gutters, drains and any pumps?
  • Are promised repairs documented with dates?

TURN YOUR VIEWING NOTES INTO A CLEAR DECISION

After each viewing, record the property, date, weather conditions and the answers you received. Separate what you observed from what someone told you. For example, “water stain above the window” is an observation; “the leak was repaired last month” is a statement to follow up. Ask for repair details and arrange a second inspection where needed.

When comparing homes, use the same checklist for each one. Note access, drainage, ventilation, shared-area maintenance and any outstanding work alongside the rent or asking price. A lower price does not explain the cost or inconvenience of unresolved defects. Clarify the scope of proposed repairs and who will organise them before making your decision.

For owners and landlords, a simple maintenance record is useful: log reported leaks, the action taken and the date the work was checked. Keep residents informed about scheduled drain cleaning and provide a clear way to report blocked outlets or new water entry. Prompt follow-up helps everyone understand what has been resolved and what still needs attention.
